This project involved a 35,238 SF tenant improvement for a manufacturing facility. Included, was the construction of a 7,000 SF structural steel mezzanine that allows 5,000 SF of Class A office space and 2,000 SF for employees including break rooms and restrooms. Unique, high end finishes were used for the office and employee spaces, including a custom-made 250 LF glass stairway system that connects the space between the mezzanine office and manufacturing floor below. The stairwell is attached to a 25-foot stone wall that is the focal point of the lobby. Polished concrete covers 14,000 SF of the space, while custom millwork, flooring, and lighting fixtures adorn the entire facility. The manufacturing floor, located in the space under the mezzanine, contains machinery and equipment to manufacture and package viscous materials, such as lotions, creams, and gels. The original space was essentially a grey shell as all new utilities (wet and dry) had to be installed, as well as the structural steel for the mezzanine.
