Construction Superintendent Healthcare - Phoenix and surrounding areas

Job Type:

Full-Time; Salary

We are seeking an experienced Healthcare Superintendent to join our team who has extensive experience with the following types of projects:

  • In-Hospital Critical environments renovations and expansions (min 4 years)

  • Private healthcare / Outpatient facilities build-outs and renovations

  • Occupied and unoccupied TI’s

  • Office

  • Retail

  • Industrial a plus

  • Ground-ups & building additions a plus

 

Key Responsibilities

  • The ideal candidate must possess a great work ethic; the ability to work independently and be a team player.  A Can-Do, problem solving attitude is a must.

  • The ability to establish, build and maintain relationships with both new and existing clients to drive repeat business.

  • Highly motivated and able to communicate in a professional, friendly and positive manner.

  • Complete knowledge of each project and focus on planning, conflict identification & resolution and motivating subcontractors to meet and exceed their commitments.

  • Detailed development, management and updating of the overall project schedule using Microsoft Project.

  • Assist Project Manager & Project Coordinators with construction document review, budgeting and subcontract scope review.

  • Overall responsibility for all job-site safety.

Minimum Requirements:

  • 10 years of experience in construction.

  • 4 years of experience as a Lead Healthcare Superintendent.

  • In-depth knowledge of ICRA & ILSM and ability to create and diagram associated plans.

  • OSHA 30 certificate a plus.

  • Ability to ascend and descend ladders, stairs and scaffolding multiple times per day.

  • Ability to lift and carry at least 50 lbs.

  • Willingness to sweep and clean job-site on a daily basis if labor support is not available.

  • Ability to pass a Drug screening and background check.

  • Possession of a valid driver’s license and reliable vehicle.

  • Willingness to work nights and weekends based on project needs.

NOTE: We do not do multi-family or residential.

Estimator

Job Type:

Full-Time; Salary

Supports and manages all new project opportunities. Works closely with the Company’s Business Development Team through the preconstruction process including budgeting, estimating, proposals, preliminary schedule development, value-engineering and design-assist management.   This position will be assigned a project coordinator to assist with all efforts as needed.

RESPONSIBILITIES

  • Prepares conceptual budgets and maintains up-to-date historical pricing data for all unit-pricing exercises.

  •  Provide constructability reviews and provides constructive feedback to client and design teams.

  • Distributes bid packages, reviews and evaluates bids and proposals from suppliers and subcontractors; develops, negotiates, and approves contracts for selected sub-contractors and vendors as needed to complete the project work.  Ensures all scope items are accounted for.

  • Manages all pre-construction budgets and estimates. Maintains and makes improvements to the Master Budget Template.

  • Conducts project site inspections & hosts sub-contractor site-walks to ensure all plans, specifications and subcontractor proposal scopes of work are comprehensive & are being adhered to.  Resolves issues and recommends modifications to the project plans, as needed. 

  • Manages the RFI & Addendum process and ensures all relevant and most-current information is shared with all necessary parties.  Verifies that all proposals received are inclusive of all pertinent documentation.

  • Communicates with the Project Management & Business Development teams to provide updates on the status of estimates and budgets.

  • Manages the Prequalification process for all subcontractors and vendors and continually searches for and engages the best qualified subcontractor and vendor base available.

  • Makes continual improvements to the overall process.

 

Requirements
COMMERCIAL CONSTRUCTION EXPERIENCE in a Pre-Construction & Estimating role.
 

In-depth and proven experience estimating both Ground-Up and Tenant Improvement project ranging between $250,000 & $10MM.

Highly organized with the ability to work with multiple managers, manage multiple projects and meet deadlines.

Strong written and verbal skills

Ability to develop detailed and accurate preliminary schedules using MS Project.

Healthcare experience is a plus.

Knowledge of the Phoenix Metro area construction industry is a plus.

Project Engineer

  • Review submittals and maintain tracking log

  • Draft, issue and track subcontracts and change orders

  • Verify & track all subcontractor insurance and licensing is up to date at all times

  • Issue & track RFIs

  • Monitor, verify and expedite material and equipment deliveries

  • Provide project document control

  • Prepare and distribute meeting minutes

  • Manage project close-out documentation


Requirements

  • Minimum of 5+ years of COMMERCIAL CONSTRUCTION EXPERIENCE in a project management support role.

  • The ability to read and comprehend construction drawings & specifications is mandatory.
